Here's what I get asked most by buyers, especially people buying for the very first time.

Start with a conversation, not a house search. I sit down with every first-time buyer to understand your goals and check where you actually stand financially before we look at a single listing. It depends on the property and your financing, but I typically work with buyers in the $290,000 to $500,000 range, from single-family homes to 2 to 4 unit properties like duplexes and quadplexes. It's never too early. Some of my best client relationships start six months or a year before anyone signs anything. I'd rather help you plan early than watch you make a decision you're not ready for.
Then I'll tell you that, honestly. My whole approach is client-first. If the timing or the numbers don't make sense for you, I'd rather say so than push you into something.

How does the whole process actually work?

The real order of events, from your first conversation to holding your keys.

Sure, here's the real order: we check your eligibility, talk through what you want, get you pre-approved, sign a Buyer Representation Agreement, then start touring homes. Once you find the one, we submit an offer, handle the earnest money deposit, schedule your inspection, finalize underwriting, do a final walkthrough, close on the loan, and you get your keys.
It's a deposit that shows the seller you're serious once your offer is accepted. I'll explain exactly how much makes sense and how it's protected before you send a dollar.
We go through the property one more time, right before closing, to confirm everything is exactly as agreed. It's your last check before the keys are officially yours.
It varies with financing, inspections, and the market, so I won't give you a number that isn't true for your situation. What I will do is keep you updated at every single step so you're never wondering what's next.

Financing & pre-approval.

Pre-qualified is a rough estimate based on what you tell a lender. Pre-approved means a lender has actually verified your finances and will lend you a specific amount. Sellers take pre-approved offers far more seriously, and I'll help you get there before we start touring homes.
I can point you toward lenders I trust, but you're always free to work with your own. Either way, getting your pre-approval letter is one of the very first steps in our process together.
It happens sometimes, and it's stressful when it does. I stay in the loop with your lender through underwriting specifically so we can catch and solve problems early, not the week before closing.
